Buyers have moved quickly to purchase land within a proposed new development at Berry, with a second release expected to attract plenty of first home buyers.

Buyer interest in the first land release at the 118-block, 11-hectare project known as 'Berry Lane' has equally comprised locals, Illawarra residents and Sydney buyers.
Sixteen blocks of land have been sold from the first 22 released at Berry Lane, with an average sale price of $865,000 for land between 489 to 767 square metres.
The first land release was launched in May.
According to developers New Horizon Properties, due to high demand the second land release has been brought forward to capture a wider and slightly different demographic, with 21 compact blocks of land on offer.
The developers say purchasers of the first release so far have all been second and third home buyers, with first home buyers expected to be interested in the second land release due to its smaller lots.
Land in the next release is from 351 to 462 square metres (average size 406 square metres), with prices starting in the mid-$600,000s.
The second land release will allow both single and double-storey homes on the most compact lots with 12-metre frontages and several designs allow for a double garage.
More than 200 new trees are proposed as part of the project's landscape design.
The proposed masterplan and landscaping elements are subject to council approval.
The previous developer of the site had the land rezoned, as approved by the Land and Environment Court.
New Horizon Properties purchased Berry Lane in January.
They have re-submitted plans for the subdivision, with minor adjustments, and the development application is currently before Shoalhaven City Council.
Daniel Watt, director at Woodhill Estate Agents said the strongest interest in the first land release was from individuals that are either living or holidaying in Berry and the surrounding areas.
"Sutherland Shire buyers know the area well and fully appreciate Berry's unique 'coast to country' appeal," he said.
"Buyers are drawn to Berry for its ease of access to the city and comfortable door to door travel times.
"We've also noted good interest from the Eastern Suburbs of Sydney, with purchasers drawn by Berry's traditional small country town feel with a cosmopolitan vibe."
Steve Barlow, general manager at New Horizon Properties said Berry Lane is a rare offering in one of the most desirable locations in NSW.
"The potential for future expansion and development in Berry is severely constrained by the town's natural geography and typography," he said.
"It has taken almost nine years to navigate the re-zoning process for Berry Lane.
"Future opportunities such as Berry Lane will be strictly limited if they arise at all.
"The development application is progressing well with approval expected from council in the second half of 2023."
