'Glenview', located at 184 Glenmurray Road, Kangaroo Valley, offers 74 hectares of green pastures.
It boasts a price guide of $5.8 million to $6 million.
The property fronts both Kangaroo River and Brogers Creek, and features tree lined banks, numerous picnic and swimming locations, and large cattle yards and workers' office.
The main house is a recently constructed country home facing north.
A second dwelling with period features from the 50s sits on the grounds.
There is also a one-bedroom cottage closer to the main house for guest accommodation.
There are more than 20 fully fenced and watered paddocks. A local farmer currently agists the paddocks at a fixed monthly rate.
Phil and Fiona Shaw bought the property about three-and-a-half years ago.
Since then, Mr Shaw said they had shared their time between Sydney and Kangaroo Valley.
He said one of his favourite aspects of the property was the quality of the soil and the ability to irrigate it, and "river frontage on one side, and creek frontage on the other".
"It's probably some of the best agricultural land you'll buy in Kangaroo Valley, or in a lot of places," he said.
"I was looking for a farm that had guaranteed water - we've got irrigation rights off the creek and the river - and I was looking for good quality soil. And shedding and houses that suited what I wanted to do.
"I've been repairing it... It was a bit of a project I suppose in my retiring years."
Mr Shaw said the property was the ideal escape from the corporate life.
"I've always had an interest in the country," he said.
"It's just nice to get out and find somewhere to relax, and somewhere where people are extremely friendly.
"It's one of those places where the locals welcome you in."
Mr Shaw said they were selling because they "want to move further north".
"It's time to try something different," he said.
"It would probably be suited to someone a bit like me; someone who's had a corporate life and just wants a change of scenery."
The selling agent is Belle Property Berry's Nick Dale.
Mr Dale said the kilometre-long river frontage was "probably what gets the property up to that wow factor level".
"There are also 20-odd paddocks that are all watered," he said.
"This is the best acreage pastures I've ever seen."
Mr Dale said the majority of the interest was from Sydney-siders seeking a tree-change, although many weren't looking to use it as a full-time residence.
"None of them are really farmers - they're all interested in retaining the agister," he said.
"Having that income certainly gives some comfort to the buyers, that they don't have this holding sitting down there doing nothing.
"It's all being looked after and more."
