The application for 228 residential and four open space allotments has been made for 104 Taylors Lane.
The application, lodged by Watersplash Lane Pty Ltd , on behalf of owners Keith and Judith Tompson will see the demolition of existing structures, earthworks and provision of roads, drainage and utility infrastructure along with associated landscaping works for the 25.25 hectare property.
The site has historically been used for agricultural, grazing and rural residential uses and has been planned and rezoned for urban purposes as part of the Moss Vale Road South Urban Release Area, and recent amendments to Shoalhaven Local Environment Plan (SLEP) and Shoalhaven Development Control Plan (SDCP).
The subject land is located is also identified in the Nowra Bomaderry Structure Plan.

Lots will vary in size from 304 square metres to 953 square metres.
The proposal does not seek approval for the construction of buildings or dwellings associated with the residential subdivision.
The site is located approximately two kilometres north-west of the township of Bomaderry, approximately a kilometre south-east of Cambewarra Village and approximately seven kilometres from the centre of Nowra.
The site is an irregularly shaped parcel of land and forms the northern and central parts of the Moss Vale Road South Urban Release Area.
The site has a dual road frontage to both Moss Vale Road and Taylors Lane, with principal access to the site from Taylors Lane.
The site has been mostly cleared to facilitate past agricultural activities.
Dense pockets of mature stands of vegetation are present in the southern portions of the site and scatterings of individual mature pasture trees are also present.
The proposed subdivision will be separated into 10 stages, with each stage including site preparations work for constructing individual residential lots, services, roads and a variety of associated works.
Stage 1A will be 16 residential lots; Stage 1B 20 residential lots; Stage 2A 27 residential lots; Stage 2B 19 residential lots; Stage 3A 36 residential lots; Stage 3B 15 residential lots; Stage 4A 33 residential lots; Stage 4B 26 residential lots; Stage 4C 17 residential lots.
