An application for an $32 million motel and residential apartment complex has been lodged for Huskisson.
The development application has been lodged with Shoalhaven City Council by Lee Carmichael, of PDC Planners on behalf of Rayma and Gregory Bathurst, of Kingfisher Projects Pty Ltd.
The proposal is for 3 Moona Street, Huskisson and will include a multi-level 40-room motel, food and drink premises, a commercial space (day spa), guest gym, pool and an apartment building containing 39 residential units.
Cost of the project on the irregularly shaped 8350 square metre site, which has three street frontages to Murdoch Street in the east, Burrill Street in the north east and Moona Street in the north, is $32,038,629.
The tourist development component alone of the development is calculated at $9,460,144.
The site lies between the residential extent of Huskisson and Vincentia and is adjacent to the highly utilised public recreation area at the Moona Creek inlet and has excellent views across the public reserve adjoining Moona Creek reserve.
The motel consists of 34 standard rooms (33 square metres) and six suites (55 square metres).
A gymnasium area will be provided within the motel area for guest use only.
The restaurant includes indoor and outdoor dining space spread over the ground and first floors.
An indicative layout has been provided for the commercial floor space identified as a future day spa.
The lawn and picnic area and pool will be communal amenities shared between motel guests and occupants of the residential units.
The residential units consist of five one-bedroom, 24 two-bedroom and 10 three-bedroom units.
Forty-five car parking spaces will be provided for the hotel component - 41 in the basement and four along the western driveway at-grade.
The multi-storey development has a maximum building height of 14.45m above natural ground level, which is higher than the allowable Shoalhaven Local Environment Plan of 13 metres however, there is some flexibility depending on the development under the LEP.
Twenty-two parking spaces will be provided for the restaurant component - 12 within the Moona Street reserve and 16 provided at-grade along the western driveway - a total of 28 spaces - six more than required.
A further 65 spaces for the residential component will all be provided within the basement.
Remaining dilapidated structures onsite will be removed, along with selected vegetation, however some mature trees will be retained for landscaping and amenity.
The construction of Moona Street and its roadside parking is proposed to be undertaken through a Voluntary Planning Agreement.
The works within Moona Street will provide access to the basement parking on the site as well as providing six parking spaces for the food and beverage component and six additional spaces for the use of the general public.
