A 308 lot subdivision in Mundamia, near West Nowra, has been approved by the Independent Planning Commission.

The proposal, which has been through about 10 years of planning, was approved by the commission on December 23, 2019.
The subdivision involves a 41-hectare parcel of land with 288 residential lots, 12 dual occupancy lots, and 8 integrated housing lots which the developers say will deliver around 346 dwellings over the next 10 years.
According to the plans submitted the site will contain public reserves, a neighbourhood safer place and two bus stops. A possible future subdivision has also been mapped out.
Issues the commission considered included the subdivision's design, biodiversity, hydrology and stormwater management, traffic and bushfire risk.
In giving its reasons for approval the Independent Planning Commission said the application was in the public interest.
"[The subdivision] will provide for residential development within an identified urban release area, [and] the likely environmental impacts can be adequately addressed through management and/or mitigation measures," it said.
"The Commission has determined to approve the Application, subject to conditions. These conditions are designed to prevent, minimise and/or offset adverse impacts on the environment and community."

Allen, Price and Scarratts director and planning manager Matt Philpott said they worked hard to get the approval over the line.
"We can now get on with detailed design and construction," he said.
"It is a really beautiful site which enjoys a gentle northerly aspect with excellent views to Cambewarra Mountain directly to the north."
Mr Philpott said it's understood the owner of the site is committed to starting construction as early as possible along with advertising the first land release.
