Allen Price and Scarratts have lodged the application on behalf of Twin Nowra Estate Pty Ltd, which will also see associated roadworks, the creation of two public reserves and a sewer pumping station.
The site is bounded by Twin Waters Estate residential development to the north, Worrigee Nature Reserve to the east, large holdings of vacant private property to the south, and Old Southern Road to the west fronted by rural residential development on the opposing side.
The site is approximately 20 hectare in area and is approximately 440 metres wide (east-west) by 450m deep (north-south).
A development consent for a stage one subdivision allowing the creation of the first 58 lots in the masterplan for the site was issued by council in April 2019.
The second stage of the proposal dovetails with the approved first stage.
The site is vacant, partly cleared land and is covered with vegetation that is a mix of regrowth forest near the western boundary (saplings), low height grass land and cleared tracks.
The proposed development is located within a portion of the site which is predominantly cleared land with the exception of the saplings on the western boundary.
There is a significant stand of trees (spotted gums) within the council road reserve which are proposed to be retained where possible with the widening of Old Southern Road as proposed by council, as a continuation of the same treed strip that runs along the western boundary of Twin Waters Estate.
A variety of lot sizes are proposed, with all lots exceeding 500 square metres - there will be 113 lots between 500 and 549 square metres; 21 lots between 550-599 square metres; eight lots between 600-649 square metres; three lots between 650-699 square metres; six lots between 700-749 square metres; one lot between 750-799 square metres; two lots between 800-849 square metres; one lot between 900-1000 square metres; two lots between 1000-2000 square metres and one lot larger than 3000 square metres.
