United, a registered community housing provider, has proposed to build a four-storey residential building consisting of 30 residential units, 18, two-bedroom units and 12 one-bedroom units on two blocks of land at 77 and 79 Osborne Street, a block from the heart of the Nowra CBD.
The proposal is across the road from Uniting Osborne aged care home which Uniting Church in Australian Property Trust runs.
The proposal exceeds the maximum height set within the Local Environment Plan [LEP] height maps which is 12 metres, with the application suggesting a maximum height of 14.524 metres.
Twenty-four of the units will be used for senior living accommodation or people with a disability and six units will be used for affordable housing.
The application seeks to demolish two single rise dwellings on the blocks and consolidation of the two properties into a single allotment.
There will be 26 car parking spaces and three scooter parking spaces; a community room; and associated earthworks, drainage works and landscaping.
The ground floor will include six one-bedroom units; 26 car parking spaces (three for affordable housing); three scooter parking spaces; community room; fire services; two bin areas; entry/lobby and two lift wells; landscaping and private open space; and three storage areas.
Level one will have six two-bedroom units (one with study); two one-bedroom units; stairwell; lobby and two lift wells; and private open space.
Level two will be six two-bedroom units (one with study); two one-bedroom units; stairwell; lobby and two lift wells; and private open space
Level three is six two-bedroom units (one with study); two one-bedroom units; stairwell; lobby and two lift wells; and private open space.
The units range in size from 51 to 96 square metres.
Units 5, 6, 12, 13, 20 and 21 are designated as affordable housing units.
