Shoalhaven City Council has adopted the Draft Chapter S2 Badgee Urban Release Area as part of the Shoalhaven Development Control Plan 2014, which covers all the Lucas Property Group’s land holdings at Sussex Inlet.
The Lucas Group has proposed the Sussex Inlet Golf Course Estate, a 10-year development which will see an extra 700 homes for the seaside village.
The golf course estate will consist of 192 golf course frontage home sites, 345 standard home sites, 12 water frontage home sites, 170 medium sites (eight super sites), a retirement village, a lifestyle village (180 sites), a commercial site, the nine hole existing golf course and clubhouse and two conservation land sites.
“We lodged a development application for stage one of the works in December 2014 and have been waiting on the DCP to be finalised to allow the proposal to go ahead,” said managing director Ralph Lucas.
“We are now hoping to have approval for stage one in coming months and once approved, works will begin within three months.”
Stage one will include 79 lots, with Mr Lucas confident the approval and expansion of the remainder of the project would follow.
“The first stage includes golf course frontages and standard home sites,” he said.
”We have owned the land for nearly 40 years and this has been a long-time dream for us to get this development up and running.
“It has been a particular pet project of mine.”
The Lucas Group has already done a lot of development in the village, including all the canal development, most of the Badgee area development and a couple of townhouse projects.
Mr Lucas said the development has the potential to be a huge boost for the Sussex Inlet area.
“It will be a major economic boost and provide employment in the area,” he said.
“A lot of people have been waiting for the home sites on the golf course, which we own.”
At this stage the golf course boasts 11 fairways and 18 tees.
The first stage of works will take two of the fairways, but Mr Lucas said the course would be expanded over time to be the full 18 holes.
He said the commercial site would not be a big development with “a couple of shops”.
“We haven’t finalised the plans for that yet,” he said.
“Council wants a commercial site of some sort in the hub of the golf course area.
“What it is will be dictated by the market place which will tell us what is necessary.”
