The Berry Inn is located at 17 Prince Alfred Street, Berry, and has a price guide from the high $2 million to low $3 million range.
Over the past century the building has been transformed from working stables to modern country inn.
Located behind the heritage-listed old Commercial Bank Building, the stables were converted into accommodation in 1997 and fully refurbished in 2017 under the current ownership.
Set on 314 square metres, the property now features seven beds across five bedrooms, five-and-a-half bathrooms and seven car spaces.
The Berry Inn is now owned and operated by a local family.
The seller, who wished to remain anonymous, said it was a "great, prime commercial property," that was centrally located and in demand.
Its 2020 occupancy was 93 per cent in both June and November.

Selling agent, Jacqueline Crapp from Raine and Horne Berry said the buyers could operate the business from off-site, or live on-site in the two-bedroom apartment and let out the remaining rooms.
Mrs Crapp said there was a lot of local interest in the property, as well as from Sydney-based investors.
"It's quite a landmark - everyone in Berry knows it," she said.
