The 49.72-hectare property, a former dairy farm, is located at 162 North Curramore Road, Jamberoo.
About a third of 'Harrisville' features timbered slopes with pockets of rainforest.
Selling agent, Rob Linnehan of Ray White Albion Park said the property had been owned and used for dairy purposes by the same family for about 100 years.
A few years ago it was purchased by a Wollongong businessman who had substantially upgraded the property, but had now purchased elsewhere.
"The property itself is of very high-quality," Mr Linnehan said.
"They've discontinued dairying. The property was split in two, and a couple of local businessmen bought each portion.
"It's very old dairy country with a lot of history. There's really rich soil with a high rainfall, and extensive dairy and farm improvements."
Mr Linnehan said there had been an "explosion" in rural property values.
"There's been a huge demand for people wanting to exit Sydney, and combined with the general rise in real estate has meant farm values have increased substantially recently."
Recent sales included a 49-hectare lifestyle property at 119 Lakeview Road, Tongarra. It sold in March for $2.9 million.
The current listing includes the fully renovated original farmhouse featuring five bedrooms, two bathrooms, country-style modern kitchen/dining and fireplace.
There's also a four-car garage, manager's flat, games room, hay shed, four bay machinery shed, yards and loading ramp.
Jamberoo has already recorded at least one major sale so far in 2021.
'Karinya', which features its own helipad, sold for $7.65 million - a record amount for the suburb.
A Jamberoo couple purchased the property.
The 1000sqm lifestyle residence on 60 acres had boasted a price guide of $6.9 million.
