The deep-water frontage private property is located at 4 Admiralty Crescent, Huskisson.
The five-bedroom, three-bathroom home will go to auction on April 11.
'Admiralty' is a two-storey home on Currambene Creek with outlooks to Myola Beach, Point Perpendicular and Bowen Island.
The direct waterfront property incorporates a boat ramp, boat shed, slip and jetty.
There is also a fully self-contained flat with separate entry to the main house for accommodating extra guests.
The owner is selling the property in order to downsize following the death of her husband last year.
A spokesperson for the family said the couple had owned the home for nearly 20 years, and the family would be sad to part with it.
"It's absolutely divine, just incredible," the spokesperson said.
The spokesperson said the property's best qualities included the "breathtaking" views and "supreme" location.
"It's so private - you go there, and you wouldn't know that you're two minutes from the shops."
The spokesperson said the property was a "fisherman's dream".
"It's also a dream for anyone who loves water sports - it's just heaven for anybody who loves to be near the water," the spokesperson said.
Selling agent, Tim McGoldrick from Elders Real Estate Berry said this listing was an "amazing" lifestyle property for those who love living life on the water, and is only a short stroll to the thriving hub that is Huskisson.
"The property offers direct water access and has the biggest boat shed on the creek, which currently houses a 6.7m fibreglass fishing boat and still has room for a workshop, bunk out and ensuite," he told the Mercury.
"Properties like this rarely come to the market and once sold, it will be a long time before someone gives it up again."
