The planning proposal wants to rezone land south of Hitchcocks Lane from RU1 Primary Production to R2 Low Density Residential.
This rezoning will allow a subdivision of around 150 low-density housing lots.
In addition there are proposed changes to minimum lot size controls. It would allow some smaller and larger lots with a height limit of 8.5m.

Most of the subject land will have a minimum lot size of 500 m2, a row of lots at a minimum of 700 m2 are proposed to face the southern boundary of the Huntingdale Park.
The land is owned by Shoalhaven City Council and has been identified as a Long Term Investigation Area in the Shoalhaven Growth Management Strategy.
On 8 September 2017, council received a request from Cowman Stoddart Pty Ltd to prepare a Planning Proposal.
In its planning proposal, council said there was a need for the proposal as the take-up of land in the Huntingdale Park Estate had been faster than envisaged and available land supply in the area is almost exhausted.
