The property, located at 144 Curramore Road, Curramore has a price guide of $3.5 million.
Featuring 63.5 acres of primarily cleared land, the current owners have built a large stable facility with an undercover arena and round yard.
Owners Robert and Pamela Barton bought the property more than a decade ago.
Mr Barton said horses had been a key part of their lives.
They used to breed horses, but in recent times focused more on dressage.
Mr Barton said it was an "equestrian property... All set up for horses".
"When we bought it, there was no fencing, nothing... Just a rundown old house that we renovated," he told the Mercury.
The fertile pastures are divided up with high-quality cattle and horse fencing, with the ability to carry up to 30 breeders of cattle.
As mentioned, the three-bedroom house has been recently renovated.
"We've brick veneered it, added on to it, new bathrooms and new kitchen, an en suite and so forth... A verandah out the front," Mr Barton said.
"We've done a fair bit of work to the house."
The open-plan living area contains a living room and dining room, with patio doors leading onto a covered deck area - a great spot to enjoy panoramic views of the escarpment and landscape of Jamberoo.
Other standout features of the property include a number of dams and natural springs, and huge 100-year-old Moreton Bay fig trees.
Mr Barton said his favourite feature of the property was its "great views".
"It's just got great views from wherever you stand on the property," he said.
The Bartons are selling as they have purchased a lifestyle property in Queensland, where they plan to retire.
"We'll be sad to see this place go, but we're looking for this new adventure in life," he said.
"We've put a lot into it; I've done all the work myself, and I'm not a young person.
"The way it's set up at the moment (it would be suited to) people interested in horses, but it's suited to anyone interested in a lifestyle type property.
"It's a very convenient place to live too... Just a great place to live."
The selling agent for this listing is South Coast Prestige Properties' Carrie Bond.
"The position is just beautiful," she said.
"It sits in like this valley of its own, and it's got 360-degree views.
"It's only a five-minute drive to the village, to Jamberoo, and it's great for Sydney-siders coming down because it's within that 90-minute trip."
Ms Bond also said unlike some rural properties, this is easily accessible, including a concrete driveway that leads the way up to the equestrian facilities.
According to Domain Group figures, Curramore has a population of 188.
The Domain statistics also indicate the average age of residents is 60-plus.
