A Berry property containing two dwellings that are both in high demand as holiday accommodation is now on the market.
The property is located at 146 Kangaroo Valley Road, Berry.
It has a price guide of about $3.2 million.
The property has been a "labour of love" for owners Peter Holcombe and Mandy Ling during the past 11 years.
"When we bought the place it was three unkempt, unloved acres with a house that was just barely habitable," Mr Holcombe said.
"We've spent 10 years rebuilding it, renovating it and extending it, and making it work. We built the second dwelling a couple of years ago, which was us pouring everything we love back into the place."
The property's two dwellings include the fully renovated main brick house with multiple bedrooms; and 'Chevy's Rest', a two-bedroom dwelling.
This cottage won a Master Builders Association of NSW award for its design and craftsmanship.
Both dwellings are listed on short-term holiday accommodation platforms such as Airbnb, where they have proven popular, as well as via their own websites.
There is also a creek running through the entire property.
Other features include a solar-heated mineral infinity-edge pool, and the three acres offer numerous garden areas and courtyards.
"I love the environment and the landscape - the birds, the trees and the creek," Mrs Ling said.
"The house is fantastic, it looks beautiful and I love all the recycled elements.
"I love the fact that you've got a community just around the corner, and all around you, but it's so quiet you could be anywhere."
At the bottom of the garden overlooking the creek is a rustic former potters' studio.
This has been renovated to provide a sanctuary, suitable for a variety of uses, including a secluded home office, party shed, yoga room or music room.
"That's where we like to be... It's simple, it's removed from the work we've got to do, and it's our retreat," Mr Holcombe said.
Mr Holcombe said the couple, now aged in their sixties, were selling in order to lighten their workload.
They also own and operate the Woody's WoodFired Pizza business in Nowra, which is also on the market.
"We got to the stage where we can't really think what else we'd do here," he said.
"The restaurant is very popular, and we just can't keep on going at the same pace; working seven nights a week at a restaurant and seven days a week doing accommodation."
"We've done so much for ten years in hospitality, and we love it and are going to miss it," Mrs Ling said.
"But I feel like we need to do something else at this stage of our lives. It's time to hand it over to someone else."
The selling agent is Carrie Bond from South Coast Prestige Properties.
Ms Bond said the property is a two-minute drive to the town centre, meaning it was ideal for people who want a small acreage, but don't want to be up the mountain.
