'Milk Haus', located at 170 Woodstock Road, Woodstock (near Milton) includes a café, a second kitchen that doubles as a cooking school, and a four-bedroom farmhouse.
It's been listed for sale via Expressions of Interest.
Agents say the vendor is looking for interest around the $1.4 million mark.
Situated in the old Cheese Factory at Woodstock, 'Milk Haus' is a wholefoods cafe that has won rave reviews in the food press.
Surrounded by working dairy farms, the 2713sqm of land also has a 1930s cottage named 'Dairy Fields' and an abundant organic garden.
The café (which is for sale for the first time), farmhouse and other aspects will be included in the sale.
The property has been owned by Danielle McKeon for about six years; she started the cafe five years ago.
Ms McKeon said she was selling the property to pursue other endeavours.
"I've always wanted to be a gardener... I want to be outside 24/7," she said.
"It's (the business) turned five, and I said I'd give it five years.
"And now I'm going to be the gardener I want to be. I find it meditative and therapeutic."
The cafe is renowned for its organic, pesticide-free "paddock to plate" methods and presentation.
The business has been featured in publications such as Gourmet Traveller, Delicious magazine and the SMH Good Food Guide.
The farmhouse, 'Dairy Fields' has been re-imagined from its circa 1930's origins.
It's being marketed as the "ideal tree change abode", and is currently a popular holiday property on platforms such as Airbnb.
"I actually thought this was my forever home," Ms McKeon said.
"I've worked very hard to get it to where it is, and I fell in love with the property when I bought it.
"I certainly haven't fallen out of love - it's more that there's another chapter that I need to write.
"I'm really proud of what I've built, but now it needs someone to take it on to the next stage, because it's only going to get busier."
The selling agent is Andrew Hedley from One Agency Downie Denison-Pender.
Mr Hedley said the property had been on the market for a few weeks, with most of the interest so far coming from Sydney.
"It's walk in, walk out, including the inventory of all the equipment," he told the Mercury.
"We're getting a mix of people already in the industry, working as either cafe owners or restauranteurs.
"And there's people interested in it as a 'tree change', a lifestyle change, and they'll look to do something different to what they're currently doing.
"There's also significant interest from the wedding industry."
Ms McKeon is also offering a training/handover period to the buyer, should they wish to continue the current operation, to help ensure "there will be a smooth transition for customers and the new owners".
