‘Broughton Mill Farm’, located at 78 Woodhill Mountain Road, Berry is a renovated, 120-year-old historic farm house.
One of the selling agents, Leanne Pugh, director of Inspired Real Estate said the original two-bedroom cottage has a modern extension comprising five bedrooms all with ensuites, private sitting rooms and gardens.
The property, sitting on three-and-a-half acres, has a price guide of $3.85 million.
The property has formerly been run as an award-winning guesthouse.
Ms Pugh said Berry had long been popular, but was even more so nowadays.
”It’s become a lovely destination with the bypass, it’s so accessible from Sydney,” she said.
”It’s a lovely little village that’s accessible, has great cafés, restaurants and boutiques, a strong sense of community and is beautiful geographically.”
The 15-acre country estate, which had an asking price of $4.25 million to $4.5 million, sold last month.
Although the final sale price was withheld, it previously sold in 2015 for $3.9 million after only a couple of weeks on the market.
Selling agent, Bruce Eason from Christie’s International Real Estate said there had been a high level of inquiry on the property, including a few interested parties from overseas, before it sold to a Queensland buyer.
“The (prospective) buyers I’ve had for ‘Drawing Rooms’ (were) a lot of people, say 50 and upwards, who have made some money, are utterly over Sydney and want to get out of there,” he said.
Mr Eason also said promotion by tourism groups and councils has boosted interest in the Berry area.
Berry’s dairy farm countryside, charming village and nearby beaches have previously lured well-known identities such as actor Garry McDonald and renowned polo player Sinclair Hill.
Software entrepreneur Richard White, who debuted on the 2016 BRW Rich 200 List with a net worth of $657 million, bought in the area in 2017.
Mr White paid $2.65 million for a 1.5-hectare property, Cooinda.
Meanwhile, there have been other notable sales in the Berry area during recent months.
‘Yeramba’, is an architect-designed residence at Broughton Vale.
First listed in December, it sold for $4,080,000.
The design guru, together with his partner David Novak-Piper purchased a home on two-and-a-half acres at Bundewallah, for a reported $1.8 million.
