The three-bedroom house sits on approximately two-and-a-half acres.
Selling agent, Carrie Bond from South Coast Prestige Properties said the price guide for the “garden oasis” would be about the $2.1 million mark.
She said the owner, Ed Butler, has created “this amazing garden property from scratch”.
“All of his creative energies have been put into this property,” she said.
“Exploring the diverse mix of drought resistant tropical plants, a native plant corridor, an olive tree walk, citrus orchard, and a lane of Espaliered Pears as well as stunning native wildlife will inspire you to enjoy the great outdoors,” she said.
Originally from California, Mr Butler said when he bought the property 18 years ago, “it was just one big hill and pretty much a paddock”.
He said transforming it into its current state had been a labour of love, and it now boasted what was considered one of the best gardens in the Berry/Jaspers Brush area.
The property’s garden has been featured in the Berry Garden Festival.
“The first thing I did was bring in some pretty heavy equipment to build five different tiers within the property, all sort of draining into a fairly big dam at the bottom, so the whole property is focused to reclaim most of the water,” he said.
“During the time of all that, about 18 years ago, there was a drought in Australia,” he said. “Coming from Arizona, what I knew about droughts and desert was to plant a lot of cactus and plants from South America and North America.
“So it has a lot of plants from South America and North America, as well as drought resistant plants from Australia.”
The house has also been completely redeveloped.
Mr Butler said he was looking to sell in order to spend more time with his family in the US, and travel.
Mrs Bond said the property was attracting plenty of interest from prospective Sydney buyers.
