If you are preparing to sell your property over winter there are a series of inexpensive ideas that could help turn your open house into a sold house.
TAFE NSW Nowra building and construction teacher and builder Andrew Faulks, and TAFE NSW Wollongong real estate teacher Murray Bergmeier share some suggestions.
Clean up
First and lasting impressions are just as important in winter as in the warmer months.
Take time to tidy up to increase street appeal.
Roll up the hose, pick up children’s bikes, put fresh mulch on the garden and get those lawn edges razor-sharp.
Some light on the subject
Mr Faulks and Mr Bergmeier believe light and warmth can be powerful tools when it comes to winning a buyer over.
During an open house turn on every light, including the laundry and garage.
If you have a dark area of the house, consider installing a skylight.
Mr Faulks said a simple skylight can make a significant impact for about $500 installed.

Atmosphere is important
Create a cosy atmosphere.
Have the heating on so the whole house is warm.
Do-it-yourself draft-stoppers under doors and around loose fitting windows are an easy and inexpensive way to keep the warmth in and to stop cold drafts.
Also consider adding insulation into the ceiling.
If you have an open fireplace, stoke it up.
There’s really nothing like a crackling fire for atmosphere.
Depending on your budget, a gas fireplace can be installed from about $5000.
Plenty of colour
Use colour to brighten rooms.
Add colourful accessories like cushions and throw-rugs.
A bunch of fresh flowers can add to an overall pleasant atmosphere.
If a coat of paint is on the cards, select a light colour.
What’s that smell?
Track down and try to remove any unpleasant, damp odours.
Having fresh coffee brewing or a recently-baked cake in the oven used to be a recommendation.
Time permitting, this suggestion might also be worth reviving before an open house inspection.
The great outdoors
Outdoor areas can benefit from inexpensive gas or infrared outdoor heating.
If you have an outdoor entertainment area that is a little drafty in winter consider installing a slat screen or a small wall.
