A 15-acre country estate at Berry is on the market, with an asking price of $4.25 million to $4.5 million.
‘Drawing Rooms of Berry’, located at 21 Wattomolla Road is a north-facing estate located at the foot of Wedding Cake Mountain.
It is currently run as a boutique getaway/holiday accommodation operation, and includes a main residence with eight bedrooms including guest quarters and studio. In addition there are four separately located lodges on the estate.
One of the selling agents, Bruce Eason from Christie’s International Real Estate described it as a unique and versatile rural landholding.
He said features included scenic park-like grounds with established gardens, lakes fed from a natural spring and open pastures.
Established more than a decade ago, he said it was initially designed as a retreat and bed and breakfast.
“When it was built, the then owners, the main house was their home and they operated it (the business) from on-site,” he said. “Next to the main house is the B&B section, which is a separate building.”
Mr Eason said the current owners operated the business remotely.
“If somebody was thinking of retiring, or wanted to retire but are too young of mind and want to have a nice, peaceful, country-style life and want to generate some revenue, this is absolutely perfect for them,” he said.
“They could live on-site and generate as much revenue as they want to.”
Mr Eason said there had been healthy interest in the property.
“The potential for the place, and a number of potential buyers are looking at this, is how they can improve the revenue,” he said.
“There are a couple of ways. One is the B&B section could actually be converted without any great trouble into a mini-conference centre.
“So you could operate it as a mid-week conference centre, which is an opportunity to boost income.”
He said another potential option, subject to council approval, was to incorporate a tennis court and swimming pool and establish a site to host weddings.
