TWO proposals for major residential subdivisions in the Cambewarra area have been lodged with Shoalhaven City Council.

If approved the proposals could see an extra 214 homes built in the area.
Applications have been made for a $7 million, 79-lot subdivision and a separate $9.16 million, 142-lot residential subdivision both at Taylors Lane, south of Moss Vale Road.
The applications, on land between Bomaderry, North Nowra and Cambewarra, have been lodged by Daniel Thompson from Cardno Pty Ltd.
The 79-lot subdivision at 49 Taylors Lane is on behalf of Cambewarra Housing Company, on land owned by Colin and Graham Taylor and Barbara Featonby and the 142-lot proposal is at 169 Taylors Lane on behalf of Quentin and Jenny Brown.
At 49 Taylors Lane it is proposed for a staged residential subdivision with 74 residential allotments and associated infrastructure and landscaping.
Located within the north eastern portion of the Moss Vale Road South (MVRS) New Living Area (NLA), there will also be a drainage lot containing water detention and treatment infrastructure, another lot as open space, an area proposed for future development in the centre of the site and a riparian corridor in the northern portion of the site.
The site is approximately 12.2 hectares of rural land, currently vacant, supporting limited grazing activities.
Proposed lot sizes will range from 375 square metres to 709 square metres, with a mix of lot sizes dispersed through the site to create visual interest and to remove the differentiation between areas of higher or lower density.
The other proposal at 169 Taylors Lane, to be known as Oaklea Residential Subdivision, seeks approval to develop a 142-lot subdivision in the eastern portion within the MVRS.
The plan is for 141 residential lots ranging in size from 300 square metres to 1027 square metres, one water quality basin, construction of roadways, drainage and all supporting infrastructure and an open space lot.
The site is approximately 37.40 hectares of rural land, currently vacant, supporting limited grazing activities.
The MVRS is located in between the existing North Nowra urban area and the rural settlement of Cambewarra to the south of Moss Vale Road.
The area is identified as one of the seven NLAs throughout the Nowra and Bomaderry area, which will provide approximately 7540 dwellings over the next 20-30 years.
MVRS is proposed to provide 1250 dwellings at a dwelling density of between 12 and 15 dwellings per hectare.
The applications states both sites have been identified as a future residential release area to the north of Nowra since the late 1990s.
