A development application has been lodged with Shoalhaven City Council for a "small-scaled" building for a proposed equine veterinary clinic at Berry.

The proposal, lodged by Sharon Keeffe, from Tessra Design and Drafting, on behalf of owner Ralph Stewart, a director of Romayo 2 Pty Ltd, is for 90B Mullers Lane, south of Berry.
The location underwent a boundary change late last year and provides 2.46 hectares of area with a dwelling, stables, agistment paddocks, round yard and other equine associated infrastructure.

The building is to be a small scale single storey building with a total floor area of 84 square metres and will be used by the equine veterinarian's office, as a base for on call services.
One administration staff member will be located at the clinic from 8.30am to 5pm Monday to Friday.
Two veterinarians will work out of the building with their services generally off site.
The occasional client will attend the site on an appointment only basis, while six of the existing agistment paddocks will be used as part of the clinic as treatment requires.
The property is situated east of the Princes Highway and the South Coast rail line.
Access is via an existing driveway off Mullers Lane, with the driveway providing an existing turning circle to allow vehicle access and departure in a forward direction.
New all-weather gravel car parking will be provided adjacent to the existing stable area at the western side of the new building for four vehicles which will also suit car and horse float parking.
Cost of the proposed project is $63,000.
