The property at 11 Beach Street, which has unobstructed views of Jervis Bay, sold recently for $3.05 million.
The 1012m2 block attracted a crowd of more than 200 on auction day, with 25 registered bidders.
Oz Combined Realty property consultant Robert Zuzic was delighted with the sale.
“I thought it would go in the mid $2 million range, but the selling price was well-over the reserve,” he said.
“A lot of people walked through the house – 114 inspections in all.
“The home was pretty basic. It has been in the same family almost since new. The deceased estate’s location on Beach Street, across the road from Huskisson Beach, with stunning views of Jervis Bay made the property an instant winner with buyers.
“The potential for improvement and further development [the property has a mixed-use zoning in place] certainly influenced the bidding war and profitable outcome.
“It is almost the best beachfront position in Huskisson.
“The sale would have to be up there among the commercial sale records as well.”
He said Huskisson’s median price has “risen dramatically” over the past three months, now sitting at $700,000.
“We sold another same sized block with a bigger house two doors down 12 months ago and that went for $2.15m,” he said.
“So you can see, in 12 months the price has gone up by almost $1 million.
“The Huskisson market is very strong. There were a lot who missed out on this home but there are still a lot of buyers out there looking for similar properties.”
The new owners are from Sydney and at this stage intend to use the property as a holiday home.
