JLL sold the properties at a public auction on Thursday, netting $6,171,500 for the gaming company.

Three Tabcorp outlets were brought for $800,000 to $1,120,000, with the choice of a two-year or five-year Tabcorp lease.

The sales roped in yields of 4.71 per cent to 5.29 per cent.

The remaining five properties were sold as vacant possession, with prices varying from $590,000 to $741,500 or $5224 to $7234 a square metre.

The mega-auction comes 16 months after the ACT government sold ACTTAB for $105.5 million in a 50-year deal with Tabcorp, one of Australia's biggest gambling companies.

The most expensive property, Weston's TAB outlet, sold for $1,120,000.

The Cooleman Court shopfront is at 20 Brierly Street next to Target, and was bought by a local private investor. Its yield reflected 4.78 per cent on the passing net income of $53,491 a year.

The Wanniassa outlet, at 30 Denigan Street near Erindale Shopping Centre, sold for $950,000, and the Kaleen Plaza outlet in Georgina Crescent sold for $800,000.

An adjacent shop owner bought the Wanniassa outlet, and another local investor purchased the Kaleen business.

The five vacant properties are spread throughout the territory at Hawker, Kambah, Charnwood, Curtin and Mawson, and sold to a mixture of investors, adjacent business owners and other business owners.

JLL's Sales and Investments ACT head Michael Heather and regional director Greg Lyons auctioned the eight properties.

Mr Heather said 40 registered bidders contributed to "very competitive bidding" last week.

He said the high level of demand for the properties was driven by Tabcorp's lease offerings and the location of the vacant sites close to major supermarkets and public car parking.

"The strong yields achieved for the leased properties exceeded market expectations and is reflective of the yield compression trend that has been experienced in other markets around Australia."

Although the initial yields for the Tabcorp sites were lower than yields on similar properties outside Canberra, Mr Heather said the leases offered a steady, secure cash flow.

"Investors are prepared to take a lower return on their money because it's still better than if they put this money in the bank," he said.

Mr Lyons said strong sales reflected buyer demand and the low cost of capital.

"We expect this trend to continue as there is unsatisfied demand from a range of investors for securely leased and well-located properties," he said.

"The results for the five vacant properties demonstrated the strong demand from owner-occupiers and adjacent property owners."

The most expensive vacant site was Primmer Court near Kambah Village Shopping Centre in Kambah, selling for $741,500 or $7234 a square metre.

The second-highest sale, 55 Curtin Place, sold for $700,000, followed by 56 Hawker Place at $670,000.

The Charnwood Shopping Centre site attracted $600,000, while the Southlands Shopping Centre site at Mawson sold for $590,000.

Mr Heather said the vacant spaces were tipped to be replaced by a GP practice, cafes or restaurants, and other convenience retail and offices, dependent on the respective shopping centre's regulations.

The ACT government sold ACTTAB to Tabcorp last year for $105.5 million, leading to a restructure of the betting agency.

The move drew criticism from the United Services Union, which said ACTTAB was being effectively dismantled.

There were about 90 staff left as of May, down from the 130 employees when the agency was sold. Tabcorp linked the reduction to redundancies and resignations.

Corporate bookmakers slammed the sale as a "sham", before an auditor investigating it found serious deficiencies, citing poor documentation and the inappropriate exclusion of three interested parties among her conclusions.
